Massive Two Rivers Projects Hits Important Milestones

A massive 3,405-acre master-planned community, Two Rivers, is coming to life off of State Road 56, between Morris Bridge Road and U.S. 301.

Below are some highlights of what this new community proposes to entail:

  • 6,400 total new residential dwelling units
  • 1,335,000 square feet of office and industry
  • 630,000 square feet of retail space
  • 246 acres of conservation
  • Three new schools on a 77-acre school site: a new high school, middle school and elementary school
  • 80-acre district park
  • Library
  • Multipurpose fields
  • Ball diamonds
  • Aquatics center
  • Playgrounds
  • Dog park
  • Tennis and basketball courts
  • Public safety parcel for law enforcement or fire rescue use
  • Pedestrian trails throughout the community, that encourage walking and golf cart use
  • Two additional lanes for the State Road 56 extension

Important milestones for this project included a transmittal request and a master plan rezoning.

In February 2021, Pasco County Commissioners unanimously approved the transmittal request which included updates to the text in the county’s comprehensive plan and changing the county’s highway vision map.

At the Planning Commission’s August 5th meeting Hickory Hills Land Company, the applicant for the Two Rivers master plan rezoning, submitted the rezoning and Pasco County commissioners voted unanimously to rezone the 3,405 acres for the sizeable master-planned community.

Two Rivers has two owners: the Thomas family, which will control the majority of the non-residential elements, and Eisenhower Properties, which will complete primarily residential development.

WRA will support the Two Rivers project with civil engineering, site planning, permitting, and adherence to SWFMD (Southwest Florida Water Management District) rules and county rules to ensure proper drainage.
